Plan the property route
Ask the agent which rooms and features must be shown, then walk the property in the order a visitor would naturally use it. Select one or more viewpoints per room based on sight lines, not on a fixed room count.
Keep the route consistent in your notes: entrance, main living area, kitchen, bedrooms, bathrooms, circulation spaces, outdoor areas, and noteworthy features. Include connecting views when a viewer could otherwise lose their sense of location.
- Start with an exterior or entry orientation when the brief calls for it.
- Place viewpoints where doors, windows, and major built-in features remain understandable.
- Mark rooms that need privacy, cleaning, or occupant approval before capture.
Room-by-room capture
In living spaces, show the main seating area, windows, fireplace, and connection to adjacent rooms. In kitchens, include the work surfaces, appliances, storage, and circulation. In bedrooms, preserve the relationship between the bed, doors, and windows without placing the tripod where it hides a key feature.
Bathrooms and small rooms need especially careful placement because close walls exaggerate stitching errors. For yards, terraces, garages, or views, capture the approach and the feature itself when the brief requires context.
- Make a separate note for each viewpoint and its sequence folder.
- Capture a replacement frame when a person or pet crosses an important area.
- Keep mirrors and glossy surfaces in view while checking for unwanted reflections.
Presentation and privacy checks
Remove clutter, personal documents, medication, valuables, and identifying information before shooting. Open blinds consistently and turn on practical lights only when they improve the scene without creating mixed-color distractions.
Check that signs, house numbers, faces, license plates, and neighboring property details follow the client’s privacy instructions. Never assume an edit can recover a private item that was clearly captured.
Delivery checklist
After processing, compare the delivered viewpoints with the route list. Confirm each room has the requested view, the navigation order makes sense, and the horizon and vertical lines are credible enough for the space.
Complete these actions: 1. Match every requested room to a file. 2. Review mirrors, windows, and faces. 3. Confirm names and folder structure. 4. Test the delivered viewer or panorama files. 5. Keep the original captures archived.
